Description:

Vapiano Doral is a new restaurant fit-out in the City Place Doral shopping center. Vapiano will be located on the second floor of the retail center. The total restaurant area is 9,030 sf, which includes a main floor area of 5,710 sf, a separate 2,000 sf storage area, a 420 sf mechanical room and a 900 sf mezzanine dining area. There is also additional outdoor seating.
We would like to request a waiver for vertical accessibility for the small mezzanine dining area.

Summary:

The project is in the plans review phase and had not been put out to bid. The most recent Vapiano build-out for a similar space had a construction contract for $602,100 in 2011 - contract attached.
The cost of a new elevator would exceed 20% since the existing second floor retail slab is not designed to carry the load of an elevator and therefore structurally impractical.

The request is being submitted to the Commission as a result of City of Doral, Building plans review comment and a meeting with the plans reviewer, Antonio Brina. The plans reviewer has stated that he will accept the Commission's waiver if granted.

We would like to request a waiver on vertical accessibility for a small mezzanine level seating area. We would like to make use of the unusual 30-foot ceiling height to add the small seating area. The mezzanine seating is the same seating as provided below.
We have a similar mezzanine space in our Vapiano Brickell location which were approved for a vertical accessibility waiver for a similar mezzanine by the FBC in 2011. The FBC stated in the Final Order that a waiver was not necessary since the same services are available in the dining area on the main floor. The Final Order has been uploaded as part of this application.
