in 1935; designed by Martin L. Hampton, which is a designated
"contributing" structure in the Miami Beach Historic Properties
database, and is located within the Collins Waterfront Local Historic District
as well as the National Register Collins Waterfront Historic District. A façade
and interior renovations have been approved for this project, which is
currently under construction.

+/- 21" above the main entry lobby.
At the 7th Floor/Penthouse level,
the existing roof is higher than the existing floor level. In order to access
Stair #1 two steps are required, without the ability to provide accessibility
to Stair #1.

Florida-specific accessibility requirements upon a determination of
unnecessary, unreasonable or extreme hardship. Please describe how this project

hardship is caused by a condition or set of conditions affecting the owner
which does not affect owners in general. Description:In order to accommodate vertical accessibility to the first
floor within the historic lobby, substantial demolition and modifications to
the historic public interior space would be required. Such an intervention
shall irreparably harm the very significant interior design scale and massing
of the subject structure.
In order to accommodate vertical
accessibility to the 7th floor and stair #1 (a required means of egress),
substantial demolition and modifications to the roof structure would be
required.
Substantial
financial costs will be incurred by the owner if the waiver is denied. The
owner has made a diligent investigation into the costs of compliance with the
code, but cannot find an efficient mode of compliance. Provide detailed cost
estimates and, where appropriate, photographs. Cost estimates must include bids
and quotes.
