Summary:

The only non-ADA alteration is converting the existing stairwell closet to a powder room at a cost of $2,750.

The first floor ADA compliance includes an ADA parking space, an ADA ramp and landing to access the new door, and the reconfiguration of the existing main downstairs bath to be ADA compliant at a cost of $19,205.

If the Vertical Platform Lift were required to be added for vertical accessibility, the two bid averages for the lift alone, is $23,517. However, since this structure is located in a National Historic Landmark District, the City of Tampa is requiring us to completely enclose the lift with an addition on the building that matches the existing structure
at a cost of $14.172.

The request for a waiver for the requirement for Second Story accessibility is made on the grounds of the 20% disproportionality in cost and the resulting economic hardship. The second floor accessibility is a Florida mandate, and as such, was required to be integrated in to the building plans. A waiver is required to be allowed to remove the requirement, if approved, from the plans.
