Description:

Building is 105'X20.6' the West side of building (Rear) is sits in property line, East side of building is the front w/ Entrance. Single front glass door on the southeast of building and a double glass door in the center. The Restrooms are located Northwest corner 4'6" x 4'6" square each, both are side by side, the kitchen & Grill / vent is just to the east of bathrooms.The bathrooms are compliant, other than the new size requirement.

Summary:

To alter the 2 bathrooms and expand the required size , if possible would run anywhere from $25,000 to as much as $35,000 depending on what additional requirement would be requested This is a unknown. Anywhere near these costs would be an extreme financial hardship.

Ownership of this property has never changed in 30 yrs the bathrooms are in compliant exception of the new size requirement. Our building is very narrow only 20' wide , if we expanded to rear our HVAC and electrical would have to be moved, which is the complete system, if we expand to the east , the Grill & vent system and the complete kitchen would be compromised , the width of the bathrooms would end up 16 plus feet wide and the total building width is only 20.6' wide, which would place bathrm wall under our grill ansel area. If we expand the bathrooms forward we would have to move the counter bar area. If possible since the both bathrooms are compliant with toilets , sinks, and hand rails , we would like to consider possibly making some modification to size & openings of the doors

Marion county planning department will not issue a certificate of Occupancy to open a small Pizza restaurant, due to the size of our existing bathrooms, which we were not expecting. The building has always been a small sports grill and has always had the same owner. We would like to request a possible modification or alterations of the rest rooms , rather than a complete rebuild based on this is a existing business as well as a huge financial burden to us.

Existing restrooms are 4'6" x 4' 6"each , the new require space is 5'x8' each bathroom , we would have to alter the existing 2 bathrooms into one,and add a complete additional bathroom. Based on our situation, we would like to modify the existing to make the baths better acccess. larger doors and opening possibly.
