From Multi-apartments to Apartment Hotel. BLDG 343 -2 story bldg 2,716 SF built in 1922 & 2 units on each level. Interior stairway provides access to the 2nd floor apts. BLDG 345 1-story bldg 3,123 SF 6 units built in 1922.BLDG 337- 2 story bldg 2,702 SF built 1939, 2 units on each floor. Units face an exterior walkway access by a single stairway. BLDG 333-2 story bldg 3,782 SF built 1939, 3 units on each floor; no interior connectivity.

The project's scope entails completion of the interior renovation and the bringing up to current code requirements of all four (4) buildings. These buildings were constructed in the 1920s and 30s as stand-alone structures with no connectivity. Their use has been multiple apartments for many years. We are proposing to switch its current use to Apartment Hotel. The City of Miami Beach's current position on our application is that the exterior of buildings built prior to 1947 cannot be altered. We also have issues related to accessibility, which given the structures historical perspectives, we clearly show reasonable hardship.

Our issue deals with the provision of vertical accessibility to all levels above and below the occupiable grade level (some exceptions apply). FAC 201.1.1 Vertical accessibility to all levels requirement may be waived down to ADA Standards by the Florida Building Commissions.

NOTE:**



BLDG 343- 2 story built in 1922, & comprising 2 units on each level. To comply with the ADA requirements, a unit on each floor will need to be eliminated. This represents a real hardship. An interior stairway provides access to the 2nd floor apts. Renovation for this unit includes an ADA compliant apt on the 1-floor.BLDG 345 1-story, 6 units, built in 1922.BLDG 337 - 2 story built in 1939, w/ 2 units on each floor. All 4 units face an exterior walkway, & access to the 2nd floor units is provided by a single stairway. Outside space limited considering how close these bldgs were constructed.BLDG 333- 2 story built in 1939, 3 units on each floor. Unit has individual exterior access; no interior connectivity. Hardship originated by means of its initial construction in 1939.




To comply with code requirement 3 elevators will be required. One in each building 333, 337, and 343 Jefferson Avenue. 2 quotes were obtained for: Bldg. 333 approx. $175,223, Bldg. 337 approx. $176,755, and Bldg. 343 approx. $186,521.

General ADA compliance to all 4 bldgs. (main floor hallway, bathrooms, entrance, etc.)$85,484.

The bldg are existing & were design & built in the 1920s & 30s. At the time of design the need for elevators was not contemplated & no accommodation was made for their present or future use. As a result spaces were designed as compactly and efficiently as possible. To now add either interior or exterior elevators to these existing structures entails dealing with physical constraints of the properties & their limited space. Enforcement of these requirements would present a prohibitive financial obstruction to the renovation & remodeling of these properties. The cost of adding elevators to this renovation more than doubles the cost of renovating the building. - SEE ENGINEER'S LETTER ATTACHED.
