I purchased the warehouse in 2018 with an illegal addition built by the prior owner as well as the illegal second floor mezzanine. Today I am bringing the entire building up to 2023 Building Code standards as well as legalizing what was previously built without permits. It's going to cost me roughly around $180,000 to do the necessary modifications to bring it up to date Building Code standards. Including a new roof because as of today the roof is original from 1988.

Building plan reviewer is asking for the second floor mezzanine to be ADA accessible. I am seeking the waiver certificate because the mezzanine on the second floor is mainly storage usage. Majority of the construction has already been completed by previous owner and I am obtaining this permit as after the fact work already completed. I am legalizing work done without permits such as the second floor mezzanine as well as the addition completed in the back portion of the warehouse. Also making bathrooms ADA approved and adding a fire emergency exit in the rear of the warehouse.

Attached are the elevator estimates as well as the attached plans and attached break down of prices to legalize the property to 2024 building code standards.
Comments:
Since the warehouse is existing and trying to legalize it, adding an elevator now will require, structural, mechanical, electrical designs and then constructing the elevator. The design can get very complicated and costly to the client with major changes to the existing structure.
