Description:
The property is a 42-foot wide lot and contains a 2-story, flat-roofed apartment building. There is a lobby and units on the first level and two staircases lead to additional units on the second floor, and one leads to a small basement. The area between the steps and height of the thresholds is narrow. Currently, no portion of the structure is ADA accessible. The goal is to renovate the units while preserving the structure.

The Owner has submitted a permit plans to the City of Miami Beach Building Department for the partial interior renovation, and new exterior door and ramp within the front yard, under Permit No. BC2116020. The renovation will provide ADA accessibility to the lobby for the first time and provide a brand new ADA compliant unit on the first floor.

NOTE:**
The hardship stems from the existing confined conditions, historic status of the building, and building layout, which make it technically infeasible to provide vertical access to the second-floor apartment units and basement. The narrow building has steps to access the lobby area and first floor, which will be made accessible for the first time by the addition of a ramp within the front setback. In addition, a new ADA unit will be provided on the first floor. It is technically infeasible to provide ramps, lifts, or an elevator within the existing confined historic structure.
