This is an existing building built in 1925. the building is currently being used as an office space, and alterations shall be made to upgrade several building systems that are in disrepair. The ground floor of the building will be upgraded to accommodate occupants with disability. However, major hardship would be incurred if vertical accessibility was required for the second floor.

$240,264.00 - Construction costs are still being quoted for the interior flooring and wall/ceiling finishes to be replaced, and the building systems will be upgraded. New ADA compliant facilities shall be provided on the ground floor.

NOTE:**
The existing ground floor for the office space is a portion of the employee work area that will be upgraded to accommodate employees who are temporarily or permanently disabled. These accommodations include a fully accessible restroom, accessible drinking fountains, double-wide entry doors with an entrance transition that is less than 1/4" high, and 5' turning spaces. Given the relatively small footprint for the existing building, installing a elevator/mechanical room will require allocation of square footage that does not seem feasible. Furthermore, the building was constructed in 1925 and has only one stair. The ground floor of said stairs would be blocked by installing an elevator/mechanical room. The estimated costs for the interior alterations is $240,264.00. Upon getting a quote from an elevator installer, it was determined that installing a new elevator would cost between $80,000 and $95,000 which is approximately 33%-39% in relation to the estimated construction cost for the project. As per Florida Building Code-Accessibility (202.4.1 - Disproportionate Cost), "Alterations made to provide an accessible path of travel to the altered area will be deemed disproportionate to the overall alteration when the cost exceeds 20% of the cost of the alteration to the primary function area."
