A two-story Building located within the City of Orlando's Downtown Historic District and adjacent to the historic Phoenix building. It currently houses approx. 3,915 sq ft of Restaurant space on the 1st Floor, and 3,543 of unfinished Office space on the 2nd Floor.
This is a change of use to the 2nd Floor from Office to Retail use.
The ownership & design team is looking to address this important issue prior to the commencement of construction activities.
The Commission has the jurisdiction to grant waiver requests on the various grounds set forth in this application, which include historical preservation considerations and extreme financial hardship considerations.
The building was built in the first decade of the 20th century, and is a contributing structure in the City of Orlando's Downtown Historic District. It maintains many of its original and/or historic structural and architectural features, such as cement brick walls, tin ceilings, exposed wood beams, rafters, & wood plank ceilings, which the owners strive to preserve.
There is no exterior space on the site to incorporate an elevator.
The addition of an elevator to the interior would significantly alter the existing structure of the building, encroaching significantly into the center of its footprint and altering the flow and features of the interior spaces.
The owner has made due diligence investigations into the cost of compliance with the code, and the results are presented herein in the form of two cost estimates:
- Quote 1: $160K-$175K (best case scenario, including the Elevator and all Professional & Construction services required to install);
- Quote 2: $75K-$85K for Elevator ONLY (i.e., with costs of install as additional).
The Projected costs for the 2nd Floor alterations = $87,400.
The Projected financial costs to install an elevator = $160,000. (exclusive of any potential loss of value due to loss of beautiful historical features or original historical significance)
This would set the cost of compliance with the code at approximately 183% of the total projected costs of construction for the project.
