As part of the ongoing 40-year recertification process, it has come to our attention that the City of Miami is requiring compliance with the elevator provision of the Florida Building Code due to the change in occupancy of the second floor, due to the fact that the removal of the interior walls of the second floor cannot be found in the City’s permit records. Since the City does not have a record of the change in interior occupancy, it is strictly applying the vertical accessibility trigger requirement. This requirement poses a significant hardship both financially and practically for the building's owner. No change of use is being proposed. The estimated cost of the entire 40-year recertification without the installation of the elevator is $367,887.

NOTE:**
The building in question is a small two-story structure built in 1940. The second floor of the building, accessed via an external walk-up staircase, was an addition built in 1957 that was originally utilized as office spaces for the mechanic's garage located on the ground floor.
Over time, the use of the building has evolved, with the second floor now designated for warehouse storage purposes. The interior configuration of the second floor no longer resembles its original office layout due to the removal of interior walls, a change that occurred with the cessation of truck service activities on the premises. The building is used as a warehouse. No change of use is proposed, only the 40-year recertification to continue the existing use of the building. Permit attached as additional doc.
We have received two proposals. One from Otis, is a proposal for $147,900 including installation, but not including the additional work of closing a window next to the elevator shaft and finishing both floors, which would raise the cost significantly. This quote is attached herein as “Otis Proposal”.
The other more affordable option, from Cibes, estimates the purchase of the elevator system for $60,324 without installation. We have been quoted that the installation of the Cibes elevator system plus all required finishes solely related to the elevator will result in total installation cost of $206,462.14. This lower estimate is detailed in the file below titled “Cibes Proposal”.
