This property applied for and was granted a waiver in 2010. Due to the economic recession the project was never commenced. With a now-stronger economy, the project is now proceeding, albeit with a smaller scope of work and correspondingly, waivers for fewer conditions are being requested.

Although the Greenview Hotel was granted a waiver in 2010, the project never moved forward due to economic conditions. Because a building permit was not attained within 1 year of the waiver being granted, the waiver expired and the building department has requested the Greenview Hotel attain a new waiver. It should be noted that the scope of work in this proposed Alteration is smaller than in the previous application and is limited to the bathrooms in guest rooms.

10. Grounds for Waiver: The Florida Building Commission may grant waivers of Florida-specific accessibility requirements upon a determination of unnecessary, unreasonable or extreme hardship. Please describe how this project meets the following hardship criteria. Explain all that would apply for consideration of granting the waiver.


NOTE:**



The Greenview Hotel contains an existing elevator with interior dimensions of 33 inches deep by 50 inches wide with a door that provides a 33 inch wide clear opening.The property is a small historic hotel with a small elevator. Because of the elevator's location being adjacent to various means of egress (exit stairs and corridors), the elevator cannot be enlarged without impermissibly encroaching these required means of egress.

Typical of hotels in South Miami Beach of the same era, the Greenview has an elevator first guest room floor that is not, and cannot be served by the elevator. The width of the steps from the lobby level to the first floor is 60 inches wide (nominal, 58 1/2 inches wide actual),insufficient width to install an inclined lift that would not encroach a means of egress
