This property has been under an owner-builder permit and most of the construction has been completed by the owner with help of subcontractors. The building itself is valued at 20,000 worth of construction cost not including driveway and rezoning costs.
Comments:The work that has been done on the property is electrical, plumbing, mechanical, & drywall. To update the interior and bring the house up to standard city code.

Due to the rezoning to mixed-use commercial/residential we are now required to have ADA accessibility access to the commercial portion. This request comes as the business occupying the commercial portion of the property does not deal with physical clients and the addition of ADA lifts would be more costly and unnecessary due to these circumstances.

We are requesting the vertical accessibility requirement be waived for the following reasons.
1. This building falls under the historical territory of the Tampa Heights Historical District and is listed as a contributing structure in the National Register of Historic places.
1a. Adding a lift to this property would impede the historical preservation that we are trying to achieve with this restoration.
2. The business occupying the first-floor commercial portion of the property does not deal with physical clients. If a lift was installed it would be costly to the owners and would not be of use

NOTE:**
The need for ADA accessibility was caused due to the rezoning of the property to mixed-use commercial/residential. In doing so a vertical lift of 48inches was made a requirement to access the commercial side of the building. But the business occupying the commercial side is trying to keep the historical look of the building and they do not deal with physical clients on a normal basis. The hardship comes as the business owner sees no benefit to install such expensive equipment to modify the historical house just so the equipment will not be used by anyone.
