Description: 
Multi-tenant metal office/warehouse building with currently 4 total units. Only one unit is two floors. Permit is to separate Unit A which is currently 1st and 2nd floor office space into two separate units (1,250 sf each), Unit A-1 on the 1st floor and unit A-2 on the second floor. Interior stairwell connecting the two units would be closed off and access to Unit A-2 would be from existing exterior stairs to existing doorway.

The local plan reviewer is requesting that vertical accessibility be provided to meet Florida/ADA requirements via an elevator or lift. This is an existing building with the plan to simply separate the first from the second-floor offices creating two small 1,250 sf spaces. The total project/permit cost is $2,300. An ADA compliant elevator would cost well over $100k which would be a disproportionate cost for such a small space and project cost.

I am asking that the vertical accessibility requirement be waived in this instance since the space is only 1,250 sf, will only house a few workers, typically not be open to the public and the cost to provide ADA compliant vertical accessibility is disproportionate to the cost of the project - $2,300 project cost and over $100,000 to engineer and install an ADA complaint elevator.

The only way to comply with the vertical accessibility requirements would be to install an elevator. The elevator alone will cost $66,550.00 (see enclosed proposal). This is a metal warehouse building and is not structurally sound enough to "add" an elevator to the structure, so an independent elevator shaft would have to be engineered and built to house the elevator which would easily exceed $100k in total costs for a current permitted cost of $2,300 to close off the interior stairwell and separate the 2 floors. Budgetary proposals from Mowrey and ThyssenKrup Elevators included in submission.
