Description:
Historic hotel property (Occupancy Group R-1)consisting of one Art Deco style building (1401)constructed in 1936 and two Mediterranean Revival constructed in 1934 (1409 and 1411). The subject buildings are all contributing structures in the Ocean Drive/Collins Avenue Historic District. Building 1401 contains 55 guest rooms on 3 stories. Building 1409 has 8 guest rooms on two stories and Building 1411 has 16 guest rooms on 2 stories.

Construction cost (disproportionate cost) is not being used as the primary hardship basis for this application although Applicant and Owner do not waive the right to assert financial hardship. All construction costs within a 3 year window are included as costs of this development/restoration project.

Applicant and Owner respectfully request the Council to recommend and the Commission waive the requirement to provide vertical accessibility from the Lobby level to the Second and Third Story Guest Room Floors, from the Lobby Level to the raised First Floor Guest Room level, and from the raised First Floor Guest Room level to the non-public basement level of Building 1401, as would otherwise be required by Section 553.509, Florida Statutes and Section 201.1 of the Florida Building Code-Accessibility.
