  This is an office/business occupancy inside an existing tenant space that has a mezzanine/second floor space. There is access to the mezzanine via an existing staircase.

Ground floor square is 2,222 sq ft and Mezzanine level is 649 sq ft and used for open office area.

Existing tenant space with a mezzanine floor built prior to start of tenant lease. We are applying for waiver for vertical access to the mezzanine. Current mezzanine space is open office which is same use as ground floor. Currently, there is no construcion and we are under a plan review in City of Miami as part of certificate of use permit documents
